What a new roof costs for your size

Two taps: the material and roughly how big the roof is. The answer is a published Irish rate times your area.

80 m² at RoofQuote.ie's published €90 to €135 a m² to replace a roof in concrete tile (VAT not stated). Our multiplication, not a quote. At BookMyRoofer.ie's €65 to €120 a m² installed, it's €5,200 to €9,600.

  • RoofQuote.ie's whole-job price for a two-storey semi (a 60 to 80 m² roof) is €9,000 to €14,000 in concrete tile and €16,000 to €24,000 in natural slate, incl. VAT and scaffolding (RoofQuote.ie).
  • Stripping and disposing of the old roof is published at €800 to €1,500 (RoofQuote.ie).

How this is worked out

The roof area you pick, times RoofQuote.ie's published replacement rate a m² for that material. BookMyRoofer.ie's installed rates are shown next to it where it publishes one. The multiplication is ours. Rates read on 3 November 2026. The area is the slope of the roof, not the floor: a pitched roof is bigger than the house's footprint. The labels are rough guides; the roofer measures it. Chimneys, valleys, dormers, rotten timbers and access all move the price. It's an estimate, never a quote.

When to replace

Signs the roof has had it

  • Repeated leaks, especially in different places, or the same one back after a repair.
  • Slates or tiles slipping across the roof, not just one or two after a storm.
  • The felt under the slates has failed: torn, brittle or missing when you look up from the attic.
  • Rotten battens or rafters, a sagging ridge or a roof that dips between the walls.
  • Patch after patch: repair bills every year.

One fault in one place is usually a repair. Several, across the roof, is a new roof. Signs you need a new roof and repair or replace set out how to tell.

  • Never go up on the roof to take it.

Irish roofs

Irish roofs in numbers

42%of Irish homes were built before 1981, and 15% before 1946 (CSO Census 2022)
63 m²the median roof area on the BER of a house built before 2011 (SEAI BER register)
11%of those houses are insulated at the rafters or have a room in the roof
1,868 mmof rain a year at Kenmare, against 753 mm in Dublin city (Met Éireann)

Most Irish houses have a pitched roof of concrete tiles or slate. Plenty of them are on their original covering and their original felt. When the roof is replaced, it's the time to deal with the felt, the battens, the ventilation, the flashings at the chimney, and the gutters and fascia while the scaffolding is up.

FAQ

Questions people ask

How much does a new roof cost in Ireland?

RoofQuote.ie publishes €9,000 to €14,000 for a new concrete tile roof on a two-storey semi and €16,000 to €24,000 in natural slate, incl. VAT (RoofQuote.ie). BookMyRoofer.ie says most homeowners spend €8,000 to €24,000 for a full replacement. The cost guide has every figure.

What does roof replacement cost a square metre?

RoofQuote.ie gives €90 to €135 a m² for concrete tile, €110 to €165 for fibre cement slate, €150 to €230 for natural slate and €160 to €250 for metal.

How long does a new roof take?

Most houses take 3 to 10 working days, weather allowing (BookMyRoofer.ie). RoofQuote.ie gives 3 to 7 working days for a two-storey semi, plus a day each side for the scaffolding. See how long it takes.

Do I need planning permission for a new roof?

Not usually to re-roof a house the same way. Works that don't materially affect how it looks are exempted development under section 4(1)(h) of the Planning and Development Act 2000. A protected structure, an architectural conservation area or a change of look is a question for the council. See planning permission.

Is there a grant for a new roof?

Not from SEAI for the roof itself. The council's Housing Aid for Older People grant can pay towards repairing or replacing a roof, and the Vacant Property Refurbishment Grant covers roof work on a vacant house. See grants and VAT.

Are you a roofing company?

No. Roof Replacement is an introduction service run by Bartlomiej Standa, trading as Elevate Ireland. We pass your request to one roofing company that covers your county. They look at the roof, price it in writing and deal with you directly.
