The rule of thumb
Repair cost against a new roof
| Repair as a share of a new roof | What RoofQuote.ie suggests |
|---|---|
| Under 10% | Repair usually makes sense |
| 10 to 30% | Look hard at the roof's age and condition |
| 30% or more | Replacement may be better value |
| Repair bills every year | Seriously consider replacement |
(RoofQuote.ie). On a €9,000 to €14,000 semi, 10% is about €900 to €1,400: our sum.

Repair
When a repair is enough
- One leak with one clear cause, and the rest of the roof sound.
- A few slates or tiles after a storm.
- A chimney flashing or a valley that has failed on its own.
- A ridge tile loose or its mortar gone.
Replace
When it's time for a new roof
- Leaks in different places, or the same one back after repairs.
- Slates slipping across the roof because the nails have rusted.
- The felt under the roof torn or perished all over.
- Rotten battens, rafters or decking.
- Many broken tiles.
