How this is worked out

The roof area you pick, times RoofQuote.ie's published replacement rate a m² for that material. BookMyRoofer.ie's installed rates are shown next to it where it publishes one. The multiplication is ours. Rates read on 3 November 2026. The area is the slope of the roof, not the floor: a pitched roof is bigger than the house's footprint. The labels are rough guides; the roofer measures it. Chimneys, valleys, dormers, rotten timbers and access all move the price. It's an estimate, never a quote.

The material

Standing seam and zinc

A standing seam roof is long metal trays running from ridge to eaves, joined by raised seams with no fixings through the face. Zinc, aluminium and coated steel are the usual metals. It's light, it suits low pitches, and it's common on modern houses, extensions and dormers. Corrugated and profiled sheet is a different, cheaper product used on sheds and farm buildings.

Planning

Metal on an older house

Replacing slate or tiles with metal changes how a house looks. Works that materially affect the external appearance aren't covered by the exemption in section 4(1)(h) of the Planning and Development Act 2000. Ask the council, or apply for a section 5 declaration, before you sign.

Pros and cons

Where it suits, where it doesn't

  • For: long life, light weight, low pitches, few joints.
  • Against: costs more than tile or fibre cement slate; rain noise unless it's laid on a solid, insulated deck; fewer roofers fit it well; a change of look that may need the council's view.
