Roofers
How to choose a roofer
Get a written, itemised price after a look at the roof; see the roofer's insurance; get the guarantee in writing; agree stage payments tied to the work; and ask to see a roof they finished a few years ago. Registration on CIRI is being made compulsory trade by trade from 2026 (DWF).
Searching roofers near me gives you a list. We pass your request to one roofing company that covers your county; these checks apply to them and to anyone else you ask.

The checks
Eight checks before you sign
- A look at the roof first. A price over the phone for a whole roof is a guess.
- An itemised written quote: material and make, membrane, battens, flashings, ridge, vents, scaffolding, skip, VAT, and the rate for rotten timber found.
- Insurance: public liability, and employer's liability if they have staff. Ask for the certificate, not a yes.
- The guarantee in writing: the workmanship guarantee from the roofer, how long, and what it covers; and the manufacturer's on the materials.
- Stage payments tied to work done, not a large payment up front.
- A roof they did a few years ago, near you, that you can look at.
- A company you can find: a trading name, an address, a landline or a registered company number.
- Who's on the roof: their own crew or subcontractors, and who runs the job day to day.
Registration
CIRI registration
The Construction Industry Register Ireland (CIRI) is becoming compulsory one category at a time under the Regulation of Providers of Building Works Act 2022. The first categories expected, in 2026, are builders of housing developments and apartments, and each category gets a 12-month grace period (DWF). Until roofing is covered, it's worth asking whether a roofer is registered, but it isn't required.
Warning signs
Walk away if
- Someone knocks at the door saying they noticed a problem with your roof.
- The price only holds if you sign today.
- A large cash deposit before any work.
- No written quote, no address, no insurance certificate.
Ratings
About ratings and reviews
Top rated roofers near me is a common search. Reviews help, but read what they say about finish and after-care, not just the stars, and look for roofs like yours. We don't publish ratings or reviews of any roofer.
